Tenant fees & information
May 2026 - Renters' Rights Act
The Renters' Rights Act 2025, which comes into force from 1st May 2026, makes changes to the way all residential tenancies will work across England.
The Act includes changes to the way new tenancies are created, how they can be ended, and the rights and responsibilities of both landlords and tenants.
All new tenancies created from 1st May 2026 will be subject to the new regulations of Assured Periodic Tenancies, which will replace the previous Assured Shorthold Tenancy (AST) agreement framework.
Any existing (AST) tenancies created before 1st May 2026 will continue, but will automatically be subject to the new rules of Assured Periodic Tenancies.
More information is available for tenants in the The Renters’ Rights Act Information Sheet 2026 - follow the link below.
